Hummingbird: Property Management Software Updates
Enhance Your Reporting with Property Groups
Our new Property Groups feature allows you to easily group properties together to make management a breeze. Property Groups filter your Hummingbird instance to only show the information associated with those properties, and allows key reports such as the Management Summary Report and Occupancy Statistics Report to display data from multiple properties at once. Define Access with Ease with Access Areas and Hours
Elevate your property access control with the latest enhancements from Hummingbird—introducing advanced Access Hours and Access Areas features. Now, you can effortlessly customize Access Hours for each tenant, establish default settings during move-ins, and implement real-time adjustments with ease.
We're also excited to announce that SpiderDoor and PTI Cloud will be available starting August 26th. Additionally, we will be rolling out the PTI Desktop in phases. We'll be reaching out to select users to assist with installation and configuration. Our next release will include OpenTech and Brivo.

Accounting Updates
With our latest accounting updates, you can audit voided invoices more effectively, automatically generate seller premiums for your auctions, and track the retention and return of your cleaning deposits. Plus, we're adding the ability to perform partial chargebacks on card payments. Learn More
Nokē Overlock Option
The Nokē Flag Feature is a new enhancement that simplifies gate management for property managers. By integrating Nokē and DaVinci technology, you can efficiently handle the overlock process for delinquent tenants. When activated, this feature automatically creates an Overlock task for any new tenant reaching the 'to overlocked' status.
"Download All" Option Available in Scheduled Email Delivery
Users will now be able to download all files at once from their scheduled email delivery. We have enabled a "Download All" button on the scheduled reports viewer. After clicking on the Download All button, all files will be downloaded and dropped into a zip folder. Users will then be able to open any file from that zip folder, saving time and resources for users who were previously downloading one report at a time.
OSR Schedule Delivery via Email Now Available
Occupancy Statistics Report is now available for scheduling reports via email.
Available Spaces by Attribute Report
This report gives you a snapshot of your vacant spaces, organized by size, website category, sell rate, and floor. You'll find a summary overview and a detailed breakdown of each space, available in Excel or PDF. You can even choose the date for your report. Spaces are grouped for easy analysis, and you'll see all promotions applied to each group.
